Commercial spaces, built like they matter.
Restaurants, retail, hospitality, medical, and office spaces across Philadelphia, the Main Line, the Pennsylvania suburbs, and South Jersey — independent commercial work where craft, performance, and the finished experience all have to land together.

A short list of what we build on the commercial side. If your project doesn't quite fit, ask — adaptive reuse and unusual programs are some of our favorite work.
How a Red Oak commercial project runs.
Commercial work means schedules tied to lease dates, equipment delivery, and opening days. Here's how we run projects so the calendar doesn't surprise anyone — owner, operator, architect, or landlord.
Pre-Construction
Schedule, budget, and constructability review with the owner and architect. Permitting strategy that accounts for the realities of opening day.
Coordination
Architects, designers, operators, landlords, equipment vendors — everyone aligned on the schedule and the deliverables before we start work.
Construction
A consistent supervisor, weekly progress walks, and a schedule we update against the calendar — not against optimism.
Open & Operate
A complete handover with the operator, real punch follow-through, and the same crew available for issues after the doors open.
Bringing old buildings back into business.
Some of our best commercial work has been adaptive reuse — historic stone, brick, and timber-frame buildings turned into restaurants, retail, and hospitality. One of the restaurants we built holds a Michelin star, one of only three in Philadelphia.

01
Original conditions We know how older buildings actually go together — and how to work with what's there instead of fighting it.
-
02
Modern systems Mechanical, electrical, plumbing, life safety, and accessibility — integrated into existing structures without compromising the character.
-
03
Code & preservation We coordinate with preservation consultants, structural engineers, and historic boards. We've done the work to know what to ask for, and what to fight for.

Opening day Restaurants, hotels, and retail spaces have to be ready on a date — not just substantially complete. We finish.
Anthony and his team handled everything expertly — from the most complex structural decisions to the smallest finish details. Their work turned out beautifully.
